Buying Condo Pros Cons
When buying a home, some folks know exactly what they want, others are stuck trying to decide between a house or condo. We've put together some pros and cons on condo ownership to help you get started.

  1. Less Outdoor Maintenance
    No lawnmower, rake or snow shovel required. This is a huge plus when owning a condo. If the roof needs to be replaced, that's not on you either. You do pay for it though, in HOA (Homeowner's Association) fees. And you are subjected to the maintenance worker's schedule. So maybe keep one shovel just to be safe, in case you need to get to work before the crew gets to you.

  2. HOA Fees
    Is it worth paying a monthly fee to have someone else worry about issues like painting the exterior, plowing the lots and maintenance on common areas like a swimming pool? For people physically unable to do it themselves or folks with a busy lifestyle, it is. While searching for a condo in the Chattanooga area, ask your Fletcher Bright agent to provide you with details on fees for each complex of interest, as well as how much money the tenants have in reserve for larger repairs. Remember to beware of places with low fees, because you get what you pay for.

  3. Live by the Rules
    In order to keep the peace in a place where people live so close to each other, there are always a set of Condo Association rules. Rules about pets, about decorating the exterior of your condo, rules about parking...just to name a few. Again, these rules are in place to keep things balanced. Some places are less strict than others, but there are always a few that take it too far. Before making a decision, read each building's Condo Association list of rules so you're not hit with any surprises.

  4. Community
    A great selling point for condo ownership is the built-in neighborhood vibe. It's much easier to make friends when you live so close and share a parking lot, swimming pool and even walls with some of your neighbors. Most complexes have playgrounds and picnic areas which make it great for families to mingle. Having people living so close by, also adds a sense of security. This sense of community is usually a good thing, but there is always the chance you may end up living next to people you don't get along with. There are no yards, driveways or fences separating you, so extra patience is sometimes required.
